Property Purchase Muhurat — one of life's biggest financial decisions. Checking an auspicious muhurat before buying a house, land, flat, or commercial property is an integral part of Indian tradition. This is not mere superstition — it is beneficial from both practical and psychological perspectives.

According to scriptures, property is "sthavar" (immovable) wealth — it stays with you throughout life. Therefore, its purchase and entry should be in an auspicious nakshatra, tithi, and muhurat. Traditionally, a wrong muhurat is believed to bring long-term inauspicious effects.

Rules of Auspicious Muhurat for Property Purchase

Auspicious nakshatras: Pushya (king of nakshatras), Hasta, Rohini, Anuradha, Uttara Phalguni, Uttarashadha, Uttara Bhadrapada, Shravana, Dhanishtha, Swati, Mrigashira, Chitra, Revati. Among these, Pushya, Hasta, Anuradha, and the three Uttaras are best. Prohibited: Bharani, Krittika, Ardra, Ashlesha, Magha, Jyeshtha, Mula, Purvashadha, Purva Bhadrapada.

Auspicious tithis: Shukla Paksha's Dvitiya, Tritiya, Panchami, Saptami, Dashami, Ekadashi, Trayodashi best. Chaturthi, Navami, Chaturdashi (rikta) completely prohibited. Purnima and Amavasya avoided. Dvitiya and Dvadashi most auspicious — Dvitiya for wealth-growth, Dvadashi for Vishnu-grace.

Auspicious vaaras: Monday, Wednesday, Thursday, Friday. Most auspicious — Thursday (Jupiter, knowledge + wealth) and Friday (Venus, wealth + beauty). Tuesday and Saturday prohibited. Sunday favorable for government property.

Auspicious months: Magha, Phalguna, Vaishakha, Jyeshtha, Margashirsha — five months are best. Shravana, Bhadrapada, Ashwina, Kartika (Chaturmas) — property purchase prohibited. Pausha — like Malmaas — prohibited.

Auspicious planetary positions: Both Jupiter and Venus should be strong — not combust, retrograde, or in baalavastha (infant state). Moon should be in 4th, 7th, 9th, 10th, 11th house from natal — best. Moon should be in nakshatra free from Rahu-Ketu.

Akshaya Tritiya (Vaishakha Shukla Tritiya, 20 April 2026) — most auspicious day of the entire year. Property purchase without checking muhurat. Traditionally, gold, silver, and property are bought on this day. Scriptures say that any work done on this day yields "akshaya" (eternal) results.

Dhanteras (Kartika Krishna Trayodashi, 7 November 2026) — two days before Diwali. Festival of Lord Dhanvantari, deity of wealth-medicine. Buying new metal items (gold, silver, utensils, tools) and property is extremely auspicious.

Land inspection: Pure land — no graves, cremation grounds, or remains of old temples. Land slope towards north-east — best. Square/rectangular land auspicious; triangular/irregular shape prohibited.

Effect of nearby places: Temple, school, hospital — being nearby is auspicious. Cemetery, cremation ground, slaughterhouse, liquor bar — inauspicious. Water source (river, pond) visible in the north-east — auspicious.

Bhumi Pujan: After buying property, "Bhumi Pujan" is mandatory before construction begins. In an auspicious muhurat, on the land, panchabhuta-invocation, navagraha-shanti, vastu puja. This lays the auspicious foundation for all subsequent construction work.

Practical Tips for Property Purchase

Document signing muhurat: The muhurat for registry document signing should also be checked. Auspicious nakshatra, Amrit/Shubh/Labh Choghadiya, time free from Rahu Kaal/Yamaganda. The first signature on the document should be by the man (buyer), then wife, then witness.

Payment day: First check/amount payment on auspicious tithi and vaara — Thursday/Friday best. When paying via bank, check the muhurat for the payment date.

Key collection: If receiving keys to new house — get them at an auspicious muhurat. The key-receiver (buyer) should first enter the house himself, then family. Enter with the right foot. First Ganesha worship, then others.

For money saving: Some traditional rules — never set property price on Tuesday/Saturday (will be high). Negotiate price on Thursday/Friday — price can come down.
